Job Description:
With preliminary direction from a licensed architect, analyze client needs and utilize independent thinking to develop approaches in and/or manage all phases of architectural design for different projects type including multistory mixed-use, corporate/commercial, retail, education, healthcare, hospitality and interior projects, including new construction, renovation, tenant improvement, space planning, and interior design projects, from schematic design and design development through construction documentation and construction administration; meet with client or client representatives for presentations and workshops, analysis of goals and needs, develop programming space analysis spreadsheets, narrative summaries, diagrams, graphic content, and prepare relevant document; gather information about client’s vision, goals, budget, and schedule to validate project scope and program, about community concerns and issues that may impact proposed project; research design ideas, material and product research for exteriors and interiors; research domestic and international building codes and regulations, collect data, and write reports and presentations to incorporate research and data into architectural designs; conduct site reconnaissance, site investigations, surveys of existing conditions and take as built measurements; analyze sketches, photographs, notes, and site survey of existing site conditions & other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to sites and buildings, to determine impact on facility layout, environmental, zoning, and other regulations on site; prepare diagram, sketches, working drawings, architectural detail specifications by using both freehand sketching and computer skills including but not limited to pencil, ink, water color, markers and physical modeling, AutoCAD and building information modeling (BIM) software like Autodesk Revit, SketchUp, Lumion, 3D MAX, Photoshop, Illustrator, InDesign, and VR headset to communicate and present design ideas and work; prepare marketing documents that accurately communicate firm’s experience and capabilities; develop and maintain effective and productive relationships with clients; help to prepare proposals for services in response to client requirements, process procurement and contract documents; prepare submittals for regulatory approval and develop documents for all design phases, including concept alternatives, report, development of 3D digital model, perspective rendering, documenting architectural plans, elevations, and details in imperial or metric standards for jurisdictional agency corrections using 2D/3D modeling software like AutoCAD, Autodesk Revit and related BIM, 2D and 3D Modeling software; select materials, finishes, and systems based on technical properties and aesthetic requirements; develop and execute appropriate design solutions to produce space plans, furniture plans, elevations, detailed design specifications, conceptual and finished design presentation documentation, reflected ceiling plans, and construction documentation, incorporating LEED sustainable design principles; assist in selecting furniture, fixtures and equipment that meet client’s design requirements and needs, developing and detailing fixture packages finish schedule and specification; assist in selecting furniture, fixtures and equipment that meet client’s design requirements and needs, developing and detailing fixture packages finish schedule and specification; review application and certificate for payment, manage accounts receivable and help to prepare and process pay request and invoice; evaluate and manage bids, estimates, budgets, schedule and coordinating with project managers, consultants, and contractors; assisting the Project Manager in establishing task schedule and manpower requirements consistent with the project agreement; assist in managing project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services; coordinate design development drawings with mechanical, electrical, plumbing, fire protection (MEP/FP), structural, HVAC, site, landscape, traffic, parking, zoning, code, acoustical, lighting consultants, waste management, sustainability, food service/kitchen, or any special system to incorporate engineering systems into unified designs for client and agency review and approval, to produce construction documentation, and secure client, tenant, landlord and regulatory approval; apply architectural principles to review all related shop drawings, submittals, samples and mock ups during or pre construction with design intent; perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise from client, agency or public input; perform quality control and constructability review throughout the documentation and construction process, resolve conflicts that may arise during design and construction; respond to requests for information, clarifications, change orders and modifications, manage information exchange during construction; conduct construction administration, issuance of field reports, and detailed review of subcontractors shop drawings, submittals/cut sheets on materials & equipment, review of structural construction for architectural coordination, HVAC system layout and installation, installation of lighting fixtures, and installation of electrical equipment; conduct site visits and progress meetings to observe construction progress and prepare field observation reports, final inspections, punch lists, and certificates of substantial completion; conduct post-occupancy review of clients’ use of space and site.
Job Requirements:
