Broad Scope and Function |
University Enterprises, Inc. (UEI) at Sacramento State is looking for an Assistant Property Manager for their Property Services Department. UEI, a Sacramento State non-profit auxiliary organization, exists to meet the evolving needs of the campus community by providing programs and services that support and strengthen the Sacramento State experience. Each day, UEI’s management and staff work to advance Sacramento State’s commitment to being an integral educational, intellectual, economic, social, and cultural resource for the region. Property Services is the property/facility and real estate arm of UEI. Providing construction, building operations, and maintenance services with a small, well trained, and effective team, Property Services operates and maintains 750,000 square feet of UEI-owned facilities and 190,000 square feet of leased facilities on or near the Sacramento State campus. These properties include traditional retail, campus food operations, office space, warehousing, academic classrooms, student housing, and a historic period home. From the ground up construction of Napa Hall, Modoc Hall, and the Hornet Bookstore to the renovation of numerous dining venues, Del Norte Hall, Folsom Hall, and the Julia Morgan House, and the continued maintenance and operation of all facilities, Property Services supports the mission of UEI and Sacramento State by providing its customers the best working and learning environment possible. UEI offers an excellent benefits package which includes: The Assistant Property Manager assists with management of University Enterprises, Inc. (UEI) properties, provides direct assistance to Property Services Assistant Director and Director in all areas including but not limited to construction and design, lease/contract management, accounting/business services, marketing/leasing, and supervises matters related to tenant relations and the use, maintenance, and operations of assigned facilities and/or properties. Coordinates within the department and with other UEI departments for property or facility related issues, prepares and implements budget and projections, solicits and then manages service contracts. |
Reporting Relationship |
The position reports directly to and receives general direction from the Assistant Director, Property Services. Works with University Enterprises departmental staff, University staff, service/maintenance, and facility vendors. Supervises student assistants, temporary staff, and third-party vendors, as needed. |
Conditions of Employment |
This is a full-time, exempt from overtime, benefited position, covered under the California Public Employees’ Retirement System. Continued employment in this position is dependent upon the mutual consent of University Enterprises, Inc. (UEI) and the employee, and either University Enterprises or the employee can, at any time, terminate the employment relationship at will, with or without cause. |

Minimum Qualifications |
1. Bachelor’s Degree in real estate, business, construction management, communications, public relations, marketing, or related field or equivalent combination of education and/or work experience. 2. Demonstrated experience in working with building maintenance and building system service vendors (preferably in the Sacramento area). 3. Demonstrated exceptional skills in detailed organizational planning and building maintenance projects related to daily building operations. 4. Demonstrated skill in maintenance and repair. Demonstrated ability to plan, organize, and manage Property Services functions and projects. 5. Demonstrated experience selecting, supervising, coordinating, training, and evaluating staff/vendors; planning assigning, and coordinating staff/vendors. 6. Demonstrated experience using computer applications including email, word processing, spreadsheets, and databases such as the programs in the Microsoft Office Suite. 7. Excellent interpersonal relationship skills with an ability to resolve issues and problems in an effective and professional manner. 8. Demonstrated ability to work independently, with many projects at the same time, meeting deadlines and budget restrictions. 9. Demonstrated experience in leadership and team building and the ability to direct service providers and maintenance personnel to attain effective results. 10. Demonstrated experience planning, monitoring, and managing budgets. 11. Demonstrated ability to communicate and write clearly. Exceptional writing, editing, and proofreading skills required. 12. Must pass a background check, which may include fingerprinting. Must continue to meet the established standards. 13. Must be legally eligible to drive in California, complete and pass an online training course, maintain a good driving record, and be acceptable for vehicle insurance coverage under the University Enterprises insurance plan. Must continue to meet the established driving standards, driving record will be monitored with the California Department of Motor Vehicles to ensure compliance. |

1. Demonstrated skill in reading and interpreting plans, drawings, schematics, and specifications. 2. Demonstrated knowledge of the principles of planning; development; and the estimation of time, materials, and staff needs for budgeting and project management of capital and construction projects. 3. Knowledge of health, sanitation and employee work condition ordinances related to food service operations and building services. 4. Demonstrated knowledge or work experience in scheduling and supervising minor construction projects and completion of maintenance work. 5. Demonstrated knowledge of work safety practices and codes related to building maintenance, construction, and repair work; and proper handling and storage of hazardous materials. 6. Demonstrated knowledge of computer systems and software applications related to planning, developing, scheduling, and performing building maintenance, construction, and repair projects, including computerized building equipment control systems. |
Physical Requirements |
Stand and walk for extended periods; manual dexterity and eye-hand coordination; corrected hearing and vision to normal range; verbal communication; occasionally stoop, kneel, crouch, crawl, and climb; ability to access roof structures and other building areas, use of motorized vehicles and equipment; use of office equipment including computers, printers, telephones, calculators, scanners, copiers, and fax machines. |
Working Conditions |
Work is performed in office, outdoor, and equipment room environments; some exposure to dust, oils, and electrical and mechanical equipment; continuous contact with staff, campus community, and public. |
Project Description |

1. Assists with organizing, managing, directing, and supervising the maintenance, upkeep, and repair of assigned UEI buildings, facilities, HVAC equipment, and associated equipment; plans, schedules, and coordinates daily projects and work order requests; and ensures that all maintenance and repair work performed for UEI is in compliance with the applicable codes, regulations, and standards. Prepares written reports, summaries, updates, and schedules for supervisor and directors’ committees. |
