Job description:
GENERAL FUNCTION:
- Responsible for examining and evaluating simple to moderately complex commercial and residential real estate in order to establish a fair market value for loan collateral.
- Responsible for implementing the overall strategies and performance of the residential appraisal process and services used by the Bank in support of residential real estate related lending transactions, including new originations, renewals, and asset monitoring.
MAJOR DUTIES AND RESPONSIBILITIES:
- Completes appraisals on a wide variety of properties including, but not limited to, residential single family and 2-4 unit properties, using accepted appraisal techniques and procedures that adhere to state and federal regulations and bank guidelines.
- Investigates the quality of the construction, the overall condition of the property, and its functional design in order to estimate the fair market value to serve as collateral for a mortgage loan.
- Must be able to quickly identify key determinants of value for a property, research appropriate market data, and analyze the data accordingly.
- Provides insight and technical interpretations of real estate market conditions and trends to upper management.
- Monitors appraisal process from engagement to review completion with special attention to report due dates.
- Inspects properties and properties under construction as necessary to ensure that all compliance conditions are met.
- Also responsible for ensuring that the value conclusion is properly supported, documented and reasonable and that reports meet all regulatory guidelines and requirements.
- Responsible for initiating, engaging, monitoring and reviewing consumer and commercial real estate appraisals completed by independent contract appraisers for the bank.
- Must efficiently communicate with bank customers, management, and department heads. ? Obtain specific goals related to production and quality as described by supervisor.
- Works with a high level of autonomy and decision making.
- Ensures quality, timely and cost effective valuation of property.
- Provides internal consulting for bank personnel.
ADDITIONAL RESPONSIBILITIES:
- Review residential construction draws prior to funding for approval
- Participates in the training and development of junior staff and in loan officer orientations.
- Oversees the data integrity of a comparable database.
- Special projects may be assigned as needed.
- Performs backup duties for other positions as necessary.
- Assist all branches with existing and potential residential loan customers.
- All other duties assigned by supervisor.
JOB QUALIFICATIONS:
- Bachelor's degree from an accredited college in a business related field or equivalent business related experience.
- Seven to ten years real estate analysis/underwriting or equivalent.
- Travel required for property site inspections.
- Must be well versed in cash flow analysis.
- Ability to work independently and meet established production standards.
- Good personal computer skills and knowledge of appraisal software.
- Effective verbal and written communication skills.
- Advanced knowledge of Microsoft Office products including Microsoft Word, Excel, PowerPoint and Outlook email program.
- Thorough knowledge of state and federal regulations and industry standards for real estate appraisals.
- Ability to work independently, establish priorities and procedures, and meet established goals.
- Strong personal leadership and organizational skills.
- Ability to analyze and summarize complex financial information, make presentations of that information, communicate its contents, and make recommendations for appropriate courses of action.
- Strong decision-making skills are essential.
